How it works

A written notice, then email and certified mail.

  1. 1

Describe the rental and the repairs

You enter the property, the landlord, their email, the address where rent is paid, and what needs to be fixed.

  2. 2

    Read the notice

You see the letter before any payment. It is your notice, from the facts you entered. You are the author. The PDF has no In Writing branding. After you pay, that same PDF is emailed to the landlord and sent by USPS Certified Mail.

  3. 3

    Pay $19

Checkout opens in this same tab. After payment, the same PDF is emailed to the landlord and sent by certified mail.

  4. 4

    Follow each delivery

Your account shows the landlord email and certified mail, including tracking when the mail provider sends it.

The clock does not start when the email is sent. Under Texas Property Code § 92.056(c), the landlord is considered to have received the notice when the landlord or the landlord's agent or employee has actually received it, or when the Postal Service has attempted to deliver it. Under § 92.056(d), seven days after that date is a rebuttable presumption of a reasonable time, not a deadline. Paying, or handing the letter to the mail service, also does not start the clock.
