About
A written repair notice for Texas tenants.
In Writing Solutions helps you put a repair problem in writing and send that notice two ways. The price is $19. We are not a law firm, we do not represent you, and we do not give legal advice.
The service
You describe the rental, the landlord, the place where rent is paid, the condition, any earlier notices you choose to list, and whether you say rent is paid. You can add up to six photos. After payment succeeds and the notice is processed, we email that PDF to the landlord or recipient and submit the same PDF as USPS Certified Mail. There is no second mail piece.
The problem tenants run into
A request left only in a resident portal can be hard to keep and hard to show later. Many tenants want a notice that goes to the person or place where rent is normally paid, in a form they can point to. Waiting in line to mail that notice yourself takes time. You enter the facts. You review the notice. After you pay, we email and mail that PDF for you. The letter is yours. It is not signed or branded by In Writing.
Texas Property Code sections 92.052 and 92.056 describe a landlord's repair duty and a notice path that can include certified mail. The notice cites those sections. It does not decide whether they apply to your home, and it does not tell you to withhold rent or end a lease.
The clock does not start when the email is sent. Under Texas Property Code § 92.056(c), the landlord is considered to have received the notice when the landlord or the landlord's agent or employee has actually received it, or when the Postal Service has attempted to deliver it. Under § 92.056(d), seven days after that date is a rebuttable presumption of a reasonable time, not a deadline. Paying, or handing the letter to the mail service, also does not start the clock.
What In Writing handles
- A notice built from the facts, dates, and addresses you enter.
- Up to six color photos, printed in the same PDF as exhibits when you add them.
- A prompt email of that PDF to the landlord or recipient after successful processing.
- The same PDF submitted as USPS Certified Mail.
- A page in your account where certified-mail tracking appears when a tracking code is available.
We do not promise that a repair will be made, that a deadline will run, or that a particular remedy is available. If you need advice about your lease or a repair dispute, talk with a licensed Texas attorney.
