FAQ

Questions tenants ask

Email goes out after payment is processed. Certified mail is the same PDF. Tracking shows up on your notice when a tracking code exists.

When is the notice emailed to the landlord?

After your payment succeeds and the notice is processed, we email the PDF promptly to the landlord or manager email you entered. The message attaches that PDF. There is no separate mail tracking number on the email.

How is the notice mailed?

The same PDF that was emailed is submitted as USPS Certified Mail, through PostGrid, to the address where rent is paid. There is not a second, different file for the mailbox. This is USPS Certified Mail with USPS tracking. It does not include a return receipt (green card) or a copy of the signature.

How long does certified mail take?

USPS Certified Mail generally takes about 5 to 7 days in transit. That is a typical window, not a guarantee for a particular address, and it is not a statement that a legal deadline has started or ended.

When does the clock start?

The clock does not start when the email is sent. Under Texas Property Code § 92.056(c), the landlord is considered to have received the notice when the landlord or the landlord's agent or employee has actually received it, or when the Postal Service has attempted to deliver it. Under § 92.056(d), seven days after that date is a rebuttable presumption of a reasonable time, not a deadline. Paying, or handing the letter to the mail service, also does not start the clock.

When does tracking appear?

Tracking appears on your notice when a USPS tracking code is available. PostGrid and USPS can assign it after the letter is accepted, and a code from the certified-mail receipt can be attached to the same notice. It is not available at the moment you pay. Until then, the certified-mail row says tracking will appear when a tracking code is available.

Where do I see the notice in my account?

Sign in and open My Drafts, then open the notice. The page lists the landlord email and the certified-mail delivery, including tracking when a number exists. The price stays $19.

Can I include photos?

Yes. You can add up to six photos of the condition. They are included as color photo exhibits in the PDF. That same PDF, exhibits included, is the file emailed to the landlord and the file submitted for certified mail.

Is this legal advice? Are you my lawyer?

No. In Writing Solutions is not a law firm and does not represent you. The notice cites Texas Property Code § 92.052 and § 92.056 and links to the official statute text. It does not decide whether those sections apply, and it does not promise a repair or any other result.

How much does it cost?

One notice is $19, paid once. That covers the landlord email and USPS Certified Mail. There is no subscription.
